Located on Botley Road in Oxford’s West End, the city’s only central innovation district within walking distance of the train station, university and key amenities Fabrica will be a major addition to the UK’s growing life sciences infrastructure. The scheme is expected to complete in early 2027.
Designed across five floors, Fabrica offers highly flexible lab and office space to support the evolving needs of the science and innovation sector. The building will also feature over 7,000 sq ft of shared amenities, including food and beverage offerings open to occupiers and the wider community, reinforcing the project’s commitment to social integration.
Bowmer + Kirkland will build to the highest sustainability and accreditation standards. Fabrica is set to become the UK’s first commercial science building targeting BREEAM Outstanding certification, with additional credentials including EPC A and WiredScore Platinum. It will also be Oxford’s first Living Wage building, ensuring all employees working within it are paid the Living Wage or above.
As part of its delivery, Bowmer + Kirkland will engage the local workforce and supply chain, supporting skills development and community benefit through construction.

This appointment builds on our expanding portfolio in the life sciences sector. Our company is also engaged under a Pre-Contract Services Agreement on Mission Street and BGO’s District East project in Cambridge – a 23-acre scheme set to be one of the UK’s largest dedicated science campuses. Over the past five years, we have delivered 2.6 million sq ft of development across the country, with a total project value of £661 million.
