Bowmer + Kirkland has been appointed by Landsec to deliver The Republic, the first major commercial office building within Manchester’s transformative Mayfield development. Construction is set to begin this summer, marking a significant milestone in the regeneration of one of the city’s most exciting emerging districts.
The Republic is a 233,000 sq ft next-generation office building situated in Mayfield Park, the city centre’s first new public park in over 100 years and already hailed as "the park of the future" by the RHS. The building will sit alongside the River Medlock and set a new standard for sustainable, wellness-focused workplaces in Manchester.

Designed by Morris+Company, The Republic received updated planning consent in April 2025, incorporating refinements that enhance its green credentials and align with best-in-class environmental performance. Once complete in 2028, the building will accommodate approximately 2,000 people and will target: 600kg CO₂ per m² of embodied carbon, which is around 40% below typical new-build office levels, 5-star NABERS rating for operational energy performance and market-leading workplace wellbeing standards. The Republic is the first phase of a wider commercial and residential transformation at Mayfield.
In total, the scheme will unlock the delivery of 1,700 homes around the park and includes a new transport hub that will become Manchester’s largest cycle and EV charging facility, as well as a 3.7-acre extension to the award-winning Mayfield Park.
This green-led vision for the area will see a significant expansion of public realm and biodiversity, including new rain gardens, native planting, and increased space to relax, work and socialise in nature. The park will soon extend up Baring Street towards Piccadilly Station, enhancing connectivity across the city centre.
