The £24 million Thames Park Secondary School project demonstrates how offsite construction can meet both educational and community needs while delivering modern, sustainable facilities on time and on budget.

The school was built using a hybrid offsite construction approach. Innovaré Offsite’s i-FAST panels were used for the main structure, with factory-installed windows, ground floor brick-slip cladding, and lightweight cladding above. Roof cassettes were supplied by Pasquils, and pre-cast floors by Creagh Concrete. The M&E plant room was delivered offsite with the support of specialist partner Derry Building Services. The project was delivered using scaffold-less installation techniques, contributing to excellent safety performance with no lost-time incidents or RIDDORS recorded. Factory-based manufacturing also enabled a high-quality finish, supported by rigorous quality checks to minimise future maintenance requirements.

The off-site method of construction reduces time spent on site, is better for the environment and further improves health and safety. The building achieved U-values as low as 0.21 W/m²K, reducing long-term energy consumption and supporting the school’s sustainability ambitions. Insulated wall panels and concrete floors also support better internal temperature control, lowering heating and cooling costs over the building’s lifetime.

B+K has been delivering schools for the DfE using offsite technology since 2014. Thames Park embraces the considerable research and development we have made over that time, to refine our product and increase its Pre-Manufactured Value. This is culminating in the delivery of our very mature ‘Configure Offsite 3.0’ standardised, yet flexible, school solution, which will exceed the very stringent performance requirements of the DfE’s Output Specification whilst reducing the construction duration by 30%.

Thames Park has two buildings, – a three-storey teaching block and a separate sports block. These are complemented by two multi use game areas, an all-weather pitch, turfed sports pitches and a running track.

Bowmer + Kirkland has been a major contractor for the Department for Education since the launch of the Contractor Framework in 2013 and was named DfE Contractor of the Year for the High Value Band of Works on the school building programme. https://vimeo.com/722582982
