The site was located within a semi-secure zone at Rosyth Dockyard in Fife, and surrounded by various Industrial and Marine services buildings including a business centre.
The site was originally occupied by the Navy House, a three storey office development which was subsequently demolished as part of this contract.
Works began on the new 58,000sq/ft Grade ‘A’ office development immediately after the demolition had completed and the project was handed over for client occupation in June 2017. Abstract Securities acted as the Development Manager, on completion of the building was handed over to the final owner / occupier Babcock International.
The four storey structure was specifically designed to accommodate a number of operating divisions from the Babcock Group who were located in various properties in Scotland, including Defence, Marine Services and Renewable Energy.
In addition to construction of the office building an internal fit-out was undertaken to Babcock International’s requirements this included a generous reception area with double-height glazed void and lift lobby and meeting area. A large cafeteria and kitchen, gym facilities, changing and locker space to accommodate more than 500 building users. Various specialist departments we created and large, open plan offices, private meeting rooms, break-out spaces and kitchens.
The external areas included an outbuilding which housed the substation, water tank, cycle and refuse stores clad with Kingspan to match the main elevations. Carparking was provided for 350 spaces plus 22 visitors and disabled to comply with the requirements.
