Project Henley is a five-storey 80,000 sq ft office building within Devonport Dockyard. The development also included the CAT B fitout of internal partitioning, finishes and M&E services for Babcock Internation, the owner of the site.

All the works were carried out inside the secure MOD base, therefore a strategy needed to be devised to separate the site from the rest of the base. This was achieved by erecting an inner perimeter around the site in an MOD approved fencing and getting the MOD to approve the installation, providing complete privacy for the business.

This then allowed us to carefully remove a section of the old dockyard walling and set aside for reinstatement. Once the dockyard wall was down we created a new bespoke site entrance off the Ferry road. This was done in conjunction with the local highway authority as the Ferry road was the main link to the river ferry crossing and thus busy during certain times of the day. Once all the works were completed, the site could then operate as a normal construction site, except for the fact that a 5m clear zone had to be maintained between the secure line and any plant or materials storage.

The building itself is a traditional steel framed and concrete floored construction on a mix of piled and pad foundations, with composite insulated metal cladding panels and aluminium curtain glazing. Being situated on a secure MOD site special measures were put in place to manage the workforce and to coordinate with the Authority’s ongoing operational requirements.
