The project is located to the south of the remainder of Next’s warehouse estate in South Elmsall, which already included three substantial warehouses.
The development was accelerated on programme in late 2020 by Next due to the high demand on their online trading and was specifically designed by Next to incorporate two five storey mezzanine structures with a total upper floor area of 106,940m2, a haunch height of 23m and parapet height of 27m.
The building comprised a portal steel frame clad with built up cladding systems to roof and walls with extensive glazing to the mezzanine areas. Multiple dock levellers were provided to the goods yard with precast concrete pits and retaining walls utilised to expedite the installation process. Internally floor slabs were designed to cater for a UDL of 50KN/m2 and 120-170KN racking leg point load. Slabs were finished to achieve FM2 / AR1 rating in accordance with TR34.
The warehouse was divided into a number of separate compartments with extensive 4hr rated fire walls provided between. Office and welfare areas were finished to a high standard throughout to meet NEXT’s aspirations.
The building was fully fitted out with extensive mechanical, electrical and sprinkler installations throughout both warehouse and office areas.
