This mixed-use accommodation-led development integrates seamlessly into its sensitive, historic city centre setting, creating a true mixed-use scheme that functions coherently and is recognisable as a destination in its own right.

The completed development harmonises directly into the city’s existing arts and cultural heritage and benefits the neighbouring business community in the Grassmarket area of the city.

The development was awarded under 3 separate contracts, but all delivered concurrently as a single development site.

  • Baird’s Close 1 – 6-Storey Private Residential Development - (33 1&2 Bed Studio Apartments)

  • Baird’s Close 2 – 5 Storey Student Accommodation Scheme – (166 Bed Student Accommodation)

  • Mews and Lady Wynd 4* Aparthotel / Residential Scheme – (108 Rooms with 24 Residential Apartments)

We were also contracted to undertake significant public realm improvements, notably integrating existing courtyards with new thoroughfares and creating new courtyards throughout the development. We also delivered enhancement works to the setting of King’s Bridge adjacent to the development.

The hard landscaping surrounding the site is in keeping with Edinburgh Old Town utilising Caithness Paving, Whinstone Kerbs and granite steps and walls. Rain gardens and grassed areas, planters and trees provide green and biodiverse spaces within the development, which is accessible to the public albeit under private management. The Public Realm (Hotel Courtyard) provides a relaxing space for guests as well as potential customers and staff from the commercial units. The Tilt and Stables are a focal point within the courtyard areas, highlighted by feature LED lighting, to create an ambiance where the new and old developments tie together.
