Project Fabrica is situated on Botley Road in Oxford and will be one of the first developments in Phase 2 of Oxford’s Central Science District. The best-in-class science and technology facility is within walking distance of Oxford train station, The University of Oxford and the city centre.

The new 180,000sqft, part four / five storey building will provide a combination of laboratory space, office and collaboration spaces to future tenants. The site is a former retail store with the demolition and remediation of the site carried out by specialists as part of an enabling works contract.

Designed with flexibility of laboratory and office space, with a 4m slab to slab height and a 6.9m structural grid the building will be constructed primarily with an insitu concrete frame on cfa piles and a façade of a combination of bespoke GRC textured panels, rainscreen and curtain walling and windows. The general layout is based on two wings connected by a central atrium and core providing stair cores and lifts. A large rooflight supported by glulam beams will provide natural light to the atrium and circulation spaces.

Due to the site position within a flood zone the building footprint could not exceed that of the previous use resulting in the incorporation of both a blue roof and an extensive SUDS drainage system to replicate the existing conditions. Roof mounted plant will be concealed with a non-linear plant screen.

The high quality internal fit out of the landlord’s areas atrium and core allows future tenants to develop to suit their individual requirements. Subdivision of the open plan floor plates is built into the design to allow future flexibility.
