The Big Box, Newark project consisted of the construction of a new 397,283 sqft warehouse and offices together with the associated incoming services and new roundabout access works to the A17.
The scheme involved the design and construction of an industrial/distribution building comprising of warehouse space of 376,694 square feet, main offices consisting of 480 square meters (5,167 square feet) of ground floor offices & cores, 477 square meters (5,135 square feet) of first floor offices & cores, 494 square meters (5,317 square feet) of offices & cores at second floor. There is a two-storey hub 438 square meters (4,708 square feet) and a 24 square meters (524 square feet) gate house controlling HGV ingress and egress.
The warehouse building consists of a structural steel multi span portal frame having a clear height to the underside of haunch of 15m.
To achieve the Tritax’s sustainability targets, the new building utilises semi-automatic lighting systems by using ‘PIR’ control. This provides great energy savings as lighting will only be on when required in specific areas. Also, the lighting scheme includes automatic daylight dimming adjacent windows to allow automatic dimming of fittings to ensure an even lighting level is provided across the whole room and enable energy savings.
The scheme also includes water saving features in the means of low flushing toilets connected to a rainwater harvesting tank and urinals, incoming water leak detection, and water solenoid valves which on presence detection. Also, this ensures the minimum amount of water is being used daily and alerts against any leaks.
The air tightness for the building has been targeted at 3.0 and recorded at 0.90, which has been achieved through airtight construction.
Overall, the building has an EPC rating of A and BREEAM rating of Excellent.
