Eden is one of the UK’s most sustainable buildings and features Europe’s largest living green wall.
The 12-storey office targets the key issues of our time: sustainability, energy efficiency and net zero carbon all within a 5 star NABERS rating, BREEAM Outstanding and WiredScore Platinum.
The development achieved net zero carbon in operation with the stunning living façade significantly contributing to removing air pollutants which will help to reduce urban temperatures, improve biodiversity and provide wellbeing benefits to all users of the building.
The scheme is part of English Cities Fund’s (ECF) New Bailey development in Salford. We have already completed four projects for ECF and are currently on site on a further two – Eden and another office project at Number Four New Bailey to be occupied by BT.
Eden features Europe’s largest green wall, incorporating an impressive 355,000 plants. The façade design includes a maximum glazing area of 60%, balancing natural light with energy efficiency. Enhanced insulation levels meet Passivhaus standards. The building achieves exceptional airtightness, rated at 2m³/hr/m² @ 50Pa, significantly outperforming the UK building regulation target of 10m³/hr/m² @ 50Pa.
Designed as a fully electric building, it utilises air source heat pumps for low-carbon heating and cooling, and CO₂ heat pumps to deliver highly efficient, sustainable hot water. Energy use is further reduced through wider heating and cooling setpoints that maintain comfort while optimizing efficiency. Demand-controlled ventilation, managed by CO₂ sensors, ensures fresh air is supplied only when needed. Sustainable construction materials are used throughout, including recycled steel for reinforcement and high-recycled content materials for both the façade and structural elements.
Interior features like exposed ceilings and recycled raised access floors in office areas further emphasise the project’s commitment to sustainability.
